New Khata
Overview
New Khata is required for properties within BBMP/GBA limits that have been registered for the first time and do not yet have any Khata record in the system for example, newly constructed flats, newly registered plots, or properties that were previously under Panchayat limits and have been absorbed into GBA. Without a New Khata, you cannot pay property tax, apply for utility connections, or avail a home loan. Vault's team assesses which type of Khata application applies to your property and handles the end-to-end filing on the E-Aasthi / GBA portal.

Frequently Asked Questions
A New Khata is a fresh property ownership record created by BBMP/GBA for properties that have never been assigned a Khata before such as newly registered flats, new constructions, or properties previously outside GBA limits.
Applications go through the E-Aasthi / BBMP portal. Vault handles the entire submission, including preparing the application form, uploading documents, and tracking approval.
New Khata is for properties that have no existing Khata record. Khata Transfer is when a Khata already exists but needs to be moved to a new owner's name.
Typically: Sale Deed / Conveyance Deed, Aadhaar card, Encumbrance Certificate (EC), building plan approval, and tax paid receipts. Vault's team will confirm the full list based on your specific property.
The typical turnaround with Vault is 45 to 60 working days, depending on the GBA ward office's processing speed and any additional verification required.
