Overview

MODT stands for Memorandum of Deposit of Title Deeds, the document created when you mortgage your property as security for a home loan. Once your home loan is fully repaid, the bank issues a No Objection Certificate (NOC) and returns the original title documents. However, the mortgage entry remains on your property title at the Sub-Registrar’s Office until a formal MODT Cancellation is registered. Without cancelling the MODT, your property’s Encumbrance Certificate (EC) on Kaveri 2.0 Portal will still show it as mortgaged, which can block resale, create complications for future loans, and raise legal questions about ownership.
