Overview
An Encumbrance Certificate (EC) is an official document issued by the Sub-Registrar's Office that lists all registered transactions on a property sales, mortgages, gifts, court orders for a specified time period. It is one of the most important documents in any property transaction, confirming that the property is free of financial and legal encumbrances, obtainable through the Kaveri 2.0 portal. Banks require an EC before approving home loans. Buyers need it to verify the seller's clean title.
