BBMP Property ID: How to Find Your PID Online

A BBMP Property ID (PID) is a unique identifier used in Bengaluru's municipal property records. You can find or verify your property details through the BBMP e-Aasthi portal, your property-tax records, or other municipal documents. The current e-Aasthi system also uses terms such as ePID, SAS Property Tax Application Number and Unique Property ID, so checking the exact number shown against your property is important.

What Is a BBMP Property ID and Why Is It Used?

A BBMP Property ID is an identifier assigned to a property in Bengaluru's municipal property records. BBMP Property Tax system uses property identifiers along with records such as tax details and property location information.

In Kannada, a BBMP Property ID can be described as ಬಿಬಿಎಂಪಿ ಆಸ್ತಿ ಗುರುತಿನ ಸಂಖ್ಯೆ (BBMP Aasthi Guruthina Sankhye), meaning the identification number assigned to a property.

You may see several numbers connected with the same property. For example, a property record can contain a Property ID/PID, SAS Application Number and Unique Property ID. The 2024 BBMP Property Tax Rules specifically refer to these identifiers in property records and registration-related information.

This is why you shouldn't assume that every number printed on a property document is the BBMP Property ID.

The PID is mainly useful for locating the correct municipal property record. It can help you check property-tax information and connect your property with records maintained by the municipal revenue system.

For example, if you are checking an old property-tax receipt, you may find the PID or another property identifier along with the owner's name, ward details and tax information. If you're preparing the property for sale, transfer or due diligence, the number should be checked against the current municipal record rather than relying only on an old document.

How to Find Your BBMP Property ID Online?

You can check your property details through the BBMP e-Aasthi portal, particularly if you have information such as the SAS Property Tax Application Number, ward details or other existing property records. The current portal provides options to search eKhata records using SAS property-tax information and to check eKhata status using ePID.

Step 1: Open the BBMP e-Aasthi Portal

Open the official e-Aasthi citizen portal i.e, https://bbmpeaasthi.karnataka.gov.in/CitzLogin.aspx . Use the government portal rather than relying on third-party property websites for the actual property record.

Step 2: Look for the Property or eKhata Search Option

The current e-Aasthi portal provides a “Search your eKhata with SAS Property Tax” option. It also provides an option for checking eKhata status based on ePID.

The exact option you need will depend on the information you already have.

Step 3: Enter the Available Property Details

Use the property information requested by the portal. If you have your SAS Property Tax Application Number, start with that because the current e-Aasthi system specifically supports searching eKhata records using SAS property-tax information.

If you are searching through the draft eKhata facility, the portal provides fields for zone name, ward name, search type and search value. It also advises users to try shorter combinations when searching names because English spellings can vary.

Step 4: Check the Property Record

Open the matching property record and check the property information displayed against your own documents.

Don't stop at finding a number. Check whether the owner name, property location, ward and other available details correspond to your property.

Step 5: Match the PID With Your Documents

Compare the online record with your property-tax receipt, Khata documents and registered deed.

If the numbers or property details don't match, don't assume that one document is automatically wrong. Older municipal records may contain identifiers that differ from the identifiers used in the current system.

Where Can You Check Your BBMP Property ID Besides e-Aasthi?

You can also look for the BBMP Property ID in your existing property-tax records and municipal property documents. An old tax receipt is often useful because it connects the property with its municipal tax record.

Check these documents first:

You should also check the property address and ownership details, not just the number.

For example, suppose an old tax receipt shows one PID but your current municipal record shows a different property identifier. Before using either number for a sale, Khata transfer or property verification, establish why the numbers differ.

BBMP's 2024 property-tax rules use Property Unique ID/PID and SAS Application Number as separate identifiers in property-related records.

What Should You Do If Your BBMP Property ID Is Missing or Not Found?

If your BBMP Property ID is missing or your property cannot be located online, first check your old property-tax receipt, Khata records and SAS Application Number. If the property still cannot be matched, contact the concerned BBMP revenue office or Assistant Revenue Officer (ARO) with your property documents.

Keep these documents ready:

  • Registered sale deed or other title deed

  • Existing Khata certificate or Khata extract

  • Latest property-tax paid receipt

  • Owner's identity document

  • Property address and ward details

  • SAS Property Tax Application Number, if available

The official e-Aasthi document list includes the title deed, Khata certificate/Khata extract/Khata endorsement and current assessment-year tax-paid receipt among the documents used for e-Aasthi applications.

If the online record has a discrepancy, the e-Aasthi system provides information for finding the relevant ARO. The BBMP revenue system also identifies the ARO as the office handling applications and property-related revenue work within its jurisdiction.

Do not create or assume a new PID simply because you cannot find the old one.

The safer approach is to establish which municipal record belongs to the property and why the existing number is unavailable or different. This becomes especially important if the property is being sold, transferred, mortgaged or legally verified.
