The previous Khata version had 18 information types, while e-Aasthi includes 46 types of property details.

What changed in 2025:

Greater Bengaluru Authority (GBA) replaced BBMP on September 2, 2025 and split the city into five corporations: Central, East, West, South, and North per the July 19, 2025, notification.

This means when you open E-Aasthi now, the first selection you make is which GBA corporation your property falls under. Getting this right is the first step in a successful property search.

How Do You Log In to E-Aasthi?

The Login Process  Mobile OTP Only

Step 1: Open the portal

Go to eaasthi.karnataka.gov.in in your browser. The portal is also accessible at landrecords.karnataka.gov.in/eaasthi and bbmpeaasthi.karnataka.gov.in, all of which redirect to the same system.

Use Google Chrome or Mozilla Firefox for the best results. The portal can be slow during peak hours (10 AM to 12 PM on working days). Try early morning or late evening for faster access.

Step 2: Click Login / Sign In

Click the Login button on the top right of the home page. A login screen appears with a field for your mobile number.

Step 3: Enter Your Registered Mobile Number

Enter the mobile number that is registered with BBMP/GBA for your property. You will receive an OTP (One-Time Password) on your phone.

Important: If your mobile number is not registered with BBMP/GBA, you can still proceed with a basic property search using the guest/citizen search option. The OTP login is required for actions like downloading your own e-Khata or updating KYC.

Step 4: Enter the OTP

Enter the OTP received on your mobile. The OTP is valid for 5 minutes. Click Verify or Submit.

Step 5: Select GBA Corporation

After logging in, select the GBA corporation under which your property falls. This is a critical step all subsequent search results are filtered by the corporation you select.

Method 1: How to Search Property by SAS ID on E-Aasthi

The Fastest and Most Accurate Method

The SAS (Self-Assessment Scheme) ID is the most reliable search identifier, as it directly maps to a unique property record.

The SAS Property Tax ID is a 10-digit number issued by BBMP (now GBA) that identifies your property in the citywide tax database. It appears on every property tax receipt you have received since the SAS system was rolled out.

Step 1: Select the Search by SAS ID option

From the search panel, click on "Search by SAS Application Number" or the equivalent tab.

Step 2: Enter the SAS ID

Type your 10-digit SAS Application Number in the field provided. Do not add spaces or special characters. Click Search.

Step 3: Review the search results

The portal displays your property record. Verify:

  • Owner name (matches sale deed?)

  • Property address (correct door number and street?)

  • Ward number (correct ward?)

  • PID/EPID number (note this for future reference)

  • e-Khata status (Draft / Final / Pending)

Step 4: Click on the property to view full details

Click on the property listing to open the full property card. This shows all recorded details, including built-up area, construction year, property type, and tax status.

Method:  How to Search Property by PID / EPID Number on E-Aasthi

For Properties with a Known Property Identification Number

The PID (Property Identification Number), now also called EPID (Electronic Property ID), is the unique identifier in the E-Aasthi system.

The BBMP/GBA Property ID (EPID) is a unique electronic number assigned to every urban property under the BBMP/GBA limits. It connects your property to ward records, tax history, and digital mapping.

Step 1: Select "Search by PID" or "Search by EPID"

Step 2: Enter the PID or EPID number

Enter the complete PID or EPID number exactly as it appears on your Khata certificate or tax receipt. Click Search.

Step 3: Confirm the property result

The portal displays the property linked to that PID. Verify all details match your records.

Tip: The PID in the old Khata system and the EPID in the new E-Aasthi system may be different numbers for the same property. If searching by old PID gives no result, try finding the EPID through the address-based search below.

Method 3: How to Search Property by Owner Name on E-Aasthi

When You Have the Name but Not the ID Numbers

This method is useful for buyers conducting due diligence on a property, verifying that the seller's name matches BBMP records.

Step 1: Select "Search by Owner Name"

Step 2: Enter the owner's name and ward number

Enter the owner's name exactly as it appears in BBMP records. This is usually the name from the original Khata certificate or the name in the registered sale deed at the time of the last Khata update.

Select the ward number from the dropdown. If you do not know the ward, check the property tax receipt or search bbmptax.karnataka.gov.in by address to find it.

Step 3: Click Search and review results

If there are multiple properties under the same name in the ward, the portal lists all of them. Cross-check the address and door number to identify the correct property.

Step 4: Click on the correct property

Click on the correct listing to open the full property record.

Common issue: If the owner's name was updated in the sale deed (spelling change, name change after marriage, etc.), but the Khata was not updated to reflect thi,  the BBMP name may not match the sale deed. This is a documentation discrepancy that needs correction through the Khata correction/update process.

Method 4: How to Search Property by Address on E-Aasthi

When You Only Have the Physical Address

This is the fallback method, useful when you do not have the SAS ID, PID, or exact owner name.

Ward, door number, and locality details are sufficient for the search. The e-Aasthi portal allows property lookup using location-based fields such as zone, ward, street name, building name, and door or plot number.

Step 1: Select "Search by Address" or "Search by Property Details"

Step 2: Select Zone and Ward

Select the GBA zone first, then select the specific ward from the dropdown. Ward numbers for Bengaluru range from 1 to 243 across the five corporations.

Step 3: Enter Street Name

Type the street or road name. The portal may show autocomplete suggestions; select the closest match. Use the full name (e.g., "100 Feet Road", not "100 ft road") for better results.

Step 4: Enter Door Number or Building Name

For flats: enter the apartment complex name in the Building Name field and the flat/unit number in the Door Number field.

For independent houses: enter the house/site number in the Door Number field.

Step 5: Click Search

The portal returns matching records for that address. If multiple properties share a similar address,  cross-check the door number and owner name to identify the correct one.

How to View and Download the e-Khata After Finding the Property

Getting the Digital Certificate

Once you have found the property through any search method, here is how to view and download the e-Khata.

Step 1: Click "View e-Khata" or "Draft e-Khata"

The property card shows whether a Draft e-Khata or Final e-Khata is available.

  • Draft e-Khata: The property is mapped in the system, but pending final verification/approval

  • Final e-Khata: The e-Khata has been fully processed and is officially issued

Step 2: View the e-Khata document

The e-Khata displays:

  • Owner name and Aadhaar-linked status

  • Property address and ward

  • Property type and built-up area

  • Unique document reference number

  • GBA corporation stamp and QR code for verification

Step 3: Download the e-Khata PDF

Click the Download or Print button. The e-Khata downloads as a digitally signed PDF. This PDF is officially valid and can be submitted to banks, RERA, and SRO.

e-Khata download charges: The BBMP e-Aasthi registration charges include a processing fee. The e-Khata processing fee is ₹125 plus ₹45 service charge. Payment is made online during the application process, not at the time of download for already-processed e-Khatas.
