The SAS ID is the 10-digit unique number assigned to your property. It is the key that connects your property to its tax record. When you go to pay property tax online, this is the number the portal asks for.
The tax goes to GBA, formerly known as BBMP and funds the civic services you use every day roads, drainage, parks, streetlights.

How to Pay Property Tax Using Your SAS ID? (Step by Step)
Step 1: Go to the Official Portal
Open bbmptax.karnataka.gov.in in your browser. Use Chrome or Edge for the best experience. The portal has compatibility issues with some older browsers.
Do not use any third-party website. Always pay directly on the official BBMP portal. Your payment will not be recorded if made through an aggregator or unofficial site.
Step 2: Enter Your SAS ID and Owner Name
On the homepage, you will see the primary query fields. Enter your 10-digit SAS Base Application Number or PID Number.
Important Search Rule: To protect your privacy, the system does not ask for your full name. In the owner name box, type any 3 consecutive letters of the owner's name as it appears on official municipal records (for example, if the owner's name is Priya, type pri). Once done, click Retrieve
Step 3: Verify Your Property Details
The portal will display your property record. Check the following before proceeding:
Owner name matches the registered owner
Property address is correct
Ward number is correctly shown
Property type - residential, commercial or mixed use
If any detail is wrong, do not proceed to payment. Paying with incorrect details creates more problems to fix later. Go to your ward office and request a correction first.
Step 4: View the Tax Calculation
Once you click Proceed, the portal will show you the tax amount due for the current financial year. It is calculated based on your property's zone, built-up area, usage type and applicable cess.
If you want to pay in full in one transaction, make sure you select the single payment option. This is important for the rebate.
Step 5: Choose a Payment Method and Pay
The portal supports:
UPI - Google Pay, PhonePe, BHIM
Net banking
Debit card
Credit card
Complete the payment. You will receive a confirmation on screen once the transaction goes through.
Step 6: Download Your Receipt
After payment, download your tax receipt immediately. The portal generates it on the same screen after a successful transaction. You can also download it later by going to the Tax Paid Details section and entering your SAS ID.
