Tahsildar (Taluk-level revenue officer)
Assistant Commissioner (AC), subdivision/taluk level
Deputy Commissioner (DC), district level
The portal is accessible at rccms.karnataka.gov.in and was developed by the National Informatics Centre (NIC). It records the complete lifecycle of every revenue court case, from filing, hearings, and interim orders to final judgment and disposal.
What Cases Are Filed in RCCMS?
Revenue courts in Karnataka handle a wide range of land and property matters. All of these can appear in RCCMS:

Why RCCMS Matters for Property Buyers
Before buying any land in Karnataka, particularly agricultural or revenue site land, checking RCCMS is as important as checking the Encumbrance Certificate or Bhoomi RTC. Here is why:
A property may have a perfectly clean Bhoomi RTC and EC, but an active revenue court case (Podi dispute, mutation challenge, encroachment case) can block the sale, freeze the mutation after registration, or even lead to the title being invalidated
RCCMS cases are NOT visible in the Encumbrance Certificate; the EC captures only Sub-Registrar-registered transactions. Revenue court orders exist in a completely separate system
If a DC/AC/Tahsildar court has passed a stay order on mutation or land use, this order appears on RCCMS but may not yet appear in the Bhoomi RTC (enforcement can lag)
Buyers, banks, and their legal advisors should search RCCMS by survey number for the property they plan to purchase before finalising
Important: The EC checks the Sub-Registrar record. Bhoomi checks the revenue record. RCCMS checks the revenue court record. A complete property due diligence in Karnataka requires all three , not just two.
How to Check Case Status on RCCMS
Method 1: Check by Survey Number (Most Useful for Buyers)
Go to rccms.karnataka.gov.in
In the 'Citizen Corner' section, click 'Case Search / Daily Orders'
Enter the security/captcha code and click 'Verify'
From the search criteria, select 'Survey Number'
Enter the district, taluk, hobli, village, and survey number of the property you want to check
Click 'Search' , all active and disposed revenue cases involving that survey number will be listed
Click on any case to view the full details including case type, parties, hearing dates, and orders
Method 2: Check by Case Number or Party Name
Same starting steps, go to rccms.karnataka.gov.in → Citizen Corner → Case Search
Select 'Case ID' if you have the case reference number, or 'Petitioner/Respondent' to search by name
Enter the details and click Search
Method 3: View Judgments
Go to rccms.karnataka.gov.in → Citizen Corner → 'View Judgment'
Select the district and court (Tahsildar/AC/DC) from the dropdowns
Select 'All dates' or a specific date range, then submit

How RCCMS Connects to Bhoomi, Podi, and Pouthi

A Podi application that is disputed (a co-owner objects to the proposed division, or a neighbour claims encroachment by the proposed boundary) is escalated to the Tahsildar court and appears in RCCMS as a Podi dispute
