What Is Kaveri Online Services?

What Is a Sale Deed and Why Does It Need to Be Registered?

A sale deed is the document that legally transfers ownership of a property from the seller to the buyer. Without registration, it holds no legal standing. Under the Registration Act, 1908, any property transaction above the statutory threshold must be registered to be valid in law.

Once registered, your sale deed becomes part of the permanent public record at the Sub-Registrar Office. Banks rely on it for home loans. Courts rely on it in disputes. Future buyers will ask for it. Skipping registration is not an option.

What are the Stamp Duty and Registration Fees of Sale Deed in Karnataka (2026)

Before you register, you need to know how much to pay. Karnataka uses a slab-based stamp duty system. The rate depends on the property value. In August 2025, the registration fee was revised from 1% to 2% the first such change since 2003.

How to Register a Sale Deed Through Kaveri Online Services? (Step-by-Step)

Step 1: Create Your Account on Kaveri

Go to kaveri.karnataka.gov.in. Click on "Register" and fill in your name, email and mobile number. You will receive your password on your registered email. This takes less than two minutes and is completely free.

Step 2: Log In and Select Document Registration

Log in with your credentials. From the dashboard, select "Document Registration" or "Register Document Online." You will be prompted to read the prerequisites. Go through them carefully and click Continue.

Step 3: Fill in Property Details

This is where you enter all the details from your sale deed draft. You will need to provide:

  • Survey number or property number

  • PID number, e-Aasthi number or other property identifiers 

  • Property schedule - measurements, boundaries and description (copy from Schedule A, B and C in your sale deed draft)

  • Consideration amount - the agreed sale price

Click Save Property and Continue after filling each section.

Step 4: Enter Buyer and Seller Details

Add the details of each party separately. For each executant (seller) and claimant (buyer), enter name, age, relationship, ID proof type and address. If there are joint owners or multiple sellers, use the "Add More" option for each party.

Step 5: Upload Supporting Documents

Upload scanned copies of your sale deed draft, ID proofs, property tax receipt, EC and any other required documents in the prescribed format. Make sure the file sizes and formats meet the portal requirements.

Step 6: Calculate and Pay Stamp Duty

The portal has a built-in calculator. Enter the property value and the system will show you the exact stamp duty, registration fee, surcharge and cess. Pay online through UPI, net banking, debit card or credit card. Download and save the payment challan after payment.

Step 7: Book Your SRO Appointment

After payment, select a convenient date and time at your nearest Sub-Registrar Office. You will see available slots on the calendar. Confirm your appointment and download the appointment slip.

Step 8: Visit the Sub-Registrar Office

On the day of registration, the buyer, seller and both witnesses must be present at the SRO. Carry originals of all documents along with self-attested photocopies. The Sub-Registrar will verify documents, collect biometrics (fingerprints and photographs) and complete the signing.

Step 9: Collect Your Registered Sale Deed

The office will scan and retain a copy of the deed. The original registered sale deed is returned to the buyer (presenter) the same day or within a day or two. Your name will appear in the Encumbrance Certificate once the registration is complete usually within 4 days.

Common Mistakes to Avoid During Sale Deed Registration

  • Name mismatch, ensure the name on your Aadhaar, PAN and sale deed draft all match exactly

If the seller is an NRI, the buyer must deduct TDS at 20% of the consideration value and deposit it with the Income Tax Department before registration. This applies to any property sale by an NRI, regardless of the property value.
