How to Register a Sale Deed Through Kaveri Online Services?

Step-by-step guide to registering a sale deed through Kaveri Online Services in Karnataka. Covers documents, stamp duty, SRO appointment and what happens on registration day.
Quick Summary (TL; DR)
Navigating real estate transactions in Karnataka has become significantly more flexible due to a massive digital overhaul of the state's property enrollment systems.
Managed entirely under the automated Kaveri 2.0 ecosystem (kaveri.karnataka.gov.in), the Department of Stamps and Registration has successfully eliminated old-school jurisdiction boundaries.
This newly active "Anywhere Registration" policy. Property buyers are no longer locked into a specific, rigid Sub-Registrar Office (SRO) based solely on where the land or building sits.
For example, if you are purchasing a home in Whitefield but local offices are fully booked, you have the legal right to secure an open appointment slot and execute your paperwork at any alternative SRO operating within the very same registration district.
What Is Kaveri Online Services?
Kaveri Online Services is the official platform run by the Department of Stamps and Registration, Government of Karnataka.
The portal, available at kaveri.karnataka.gov.in, handles everything related to property registration in one place document verification, stamp duty payment, appointment booking and registration.
The upgraded version, Kaveri 2.0, was relaunched in March 2023 with better system integration and faster processing. Since then, all property sale deeds in Karnataka must be initiated through this portal.
There is no other way to register a property in Karnataka today.
For Example:
Arjun from Whitefield recently bought a 2BHK apartment. He handled the entire data entry and slot booking from his phone. He only visited the Sub-Registrar Office once - on the actual registration day.
What Is a Sale Deed and Why Does It Need to Be Registered?
A sale deed is the document that legally transfers ownership of a property from the seller to the buyer. Without registration, it holds no legal standing. Under the Registration Act, 1908, any property transaction above the statutory threshold must be registered to be valid in law.
Once registered, your sale deed becomes part of the permanent public record at the Sub-Registrar Office. Banks rely on it for home loans. Courts rely on it in disputes. Future buyers will ask for it. Skipping registration is not an option.
What are the Documents Required for Sale Deed Registration in Karnataka
Keep these documents ready before you start the online process. Missing even one can delay your registration date.
Document | Purpose |
Sale deed draft (on e-stamp paper) | The main document that transfers ownership |
Aadhaar card (buyer and seller) | Identity verification for both parties |
PAN card (buyer and seller) | Mandatory for transactions above Rs. 10 lakh |
Latest property tax receipt | Confirms no outstanding dues on the property |
Encumbrance Certificate (EC) | Shows the property is free of loans or disputes |
Khata certificate and extract | Required for urban properties under BBMP or GBA |
Earlier sale deeds (if resale property) | Establishes the chain of ownership |
NOC from housing society or builder | Confirms no pending dues to the association |
Two witnesses with ID proof | Must be present at the SRO during registration |
NRI note: If the seller is an NRI, you also need a passport copy, OCI card (if applicable) and a Power of Attorney. TDS at 20% of the sale value applies when buying from an NRI. Confirm this with a tax consultant before proceeding.
What are the Stamp Duty and Registration Fees of Sale Deed in Karnataka (2026)
Before you register, you need to know how much to pay. Karnataka uses a slab-based stamp duty system. The rate depends on the property value. In August 2025, the registration fee was revised from 1% to 2% the first such change since 2003.
Property Value | Stamp Duty Rate | Registration Fee |
Up to Rs. 20 lakh | 2% | 2% |
Rs. 21 lakh to Rs. 45 lakh | 3% | 2% |
Above Rs. 45 lakh | 5% | 2% |
Additional surcharges and cess apply on top of these rates. For a property above Rs. 45 lakh, total charges can reach 7.5% to 7.6% of the property value. Use the stamp duty calculator on the Kaveri portal to get the exact figure for your property before you proceed.
Stamp duty is calculated on the higher of the guidance value or the actual transaction value whichever is more. You can check the current guidance value for any locality on the Kaveri portal itself.

Step 1: Create Your Account on Kaveri

Step 2: Log In and Select Document Registration
Log in with your credentials. From the dashboard, select "Document Registration" or "Register Document Online." You will be prompted to read the prerequisites. Go through them carefully and click Continue.
Step 3: Fill in Property Details
This is where you enter all the details from your sale deed draft. You will need to provide:
Survey number or property number
PID number, e-Aasthi number or other property identifiers
Property schedule - measurements, boundaries and description (copy from Schedule A, B and C in your sale deed draft)
Consideration amount - the agreed sale price
Click Save Property and Continue after filling each section.
Step 4: Enter Buyer and Seller Details
Add the details of each party separately. For each executant (seller) and claimant (buyer), enter name, age, relationship, ID proof type and address. If there are joint owners or multiple sellers, use the "Add More" option for each party.
Step 5: Upload Supporting Documents
Upload scanned copies of your sale deed draft, ID proofs, property tax receipt, EC and any other required documents in the prescribed format. Make sure the file sizes and formats meet the portal requirements.
Step 6: Calculate and Pay Stamp Duty
The portal has a built-in calculator. Enter the property value and the system will show you the exact stamp duty, registration fee, surcharge and cess. Pay online through UPI, net banking, debit card or credit card. Download and save the payment challan after payment.
Step 7: Book Your SRO Appointment
After payment, select a convenient date and time at your nearest Sub-Registrar Office. You will see available slots on the calendar. Confirm your appointment and download the appointment slip.
Step 8: Visit the Sub-Registrar Office
On the day of registration, the buyer, seller and both witnesses must be present at the SRO. Carry originals of all documents along with self-attested photocopies. The Sub-Registrar will verify documents, collect biometrics (fingerprints and photographs) and complete the signing.
Step 9: Collect Your Registered Sale Deed
The office will scan and retain a copy of the deed. The original registered sale deed is returned to the buyer (presenter) the same day or within a day or two. Your name will appear in the Encumbrance Certificate once the registration is complete usually within 4 days.
Common Mistakes to Avoid During Sale Deed Registration
Name mismatch, ensure the name on your Aadhaar, PAN and sale deed draft all match exactly
Survey number errors, cross-verify the survey number from the seller's previous sale deed
Not checking guidance value before registration - you may underpay stamp duty and face a penalty
Forgetting TDS payment if the seller is an NRI - this must be paid before registration
Skipping EC verification, always download the latest EC before finalizing the deal
Arriving at the SRO without witnesses registration cannot proceed without two witnesses
Registering a Sale Deed If You Are an NRI
NRIs buying property in Karnataka can complete the data entry and payment steps on Kaveri from anywhere in the world. However, physical presence at the SRO is still required for biometric authentication. If you cannot travel, you can appoint a trusted person in India through a registered Power of Attorney. The PoA holder can then represent you at the SRO.
If the seller is an NRI, the buyer must deduct TDS at 20% of the consideration value and deposit it with the Income Tax Department before registration. This applies to any property sale by an NRI, regardless of the property value.
