e-Swathu is strictly for properties under Gram Panchayat jurisdiction  rural and semi-rural areas outside city limits. BBMP areas use e-Aasthi, not e-Swathu. Bhoomi is for agricultural/revenue land managed by the Revenue Department  also different from e-Swathu.

Your property is in a Gram Panchayat area, Devanahalli, Sarjapur outskirts, Anekal, Yelahanka village, or any semi-urban area outside BBMP limits. You need to pay property tax.

You are NOT on the BBMP portal. You are on e-Swathu.

e-Swathu is Karnataka's digital property record system for rural areas under Gram Panchayats, similar to e-Aasthi for urban areas. It provides digital property cards, enables online tax payment, and maintains ownership records for rural properties.

How to Pay Property Tax on e-Swathu Portal? Step-by-Step

The Complete Online Process at eswathu.karnataka.gov.in

Before you start, keep ready:

  • Property PID (Property Identification Number)  from any previous tax receipt or Form 9

  • Or: owner name, district, taluk, Gram Panchayat, village name

  • Payment method: UPI, net banking, or debit card

  • Mobile number linked to your property records

Step 1: Open e-Swathu Portal

Visit eswathu.karnataka.gov.in in Chrome or Edge. Internet Explorer is no longer supported after the e-Swathu 2.0 upgrade.

The home page shows several citizen service tiles. You will use the "Property Tax" tile or navigate through "Citizen Services""Property Tax Payment."

Step 2: Log In or Register

Register using your mobile number/Aadhaar and verify with an OTP.

For new users:

  • Click "Register"

  • Enter your name, mobile number, and Aadhaar (optional)

  • Verify mobile OTP

  • Set your login credentials

For returning users:

  • Enter your registered mobile number

  • Enter the OTP received

  • Click Login

Step 3: Search Your Property

Now enter the details such as name, mobile number, email ID, district, taluk, panchayat, and 18-digit property identification number

Option A  If you have your PID (fastest): Enter your 18-digit Property Identification Number directly → Click Search.

Option B: If you do not have your PID:

  • Select District

  • Select Taluk

  • Select Gram Panchayat (your specific GP)

  • Select Village

  • Enter owner name

  • Click Search

Step 4: Identify Your Property from Results

Identify your property from the results. For a common name, multiple results may appear; verify using the survey number or property address.

Click "View Tax Details" next to your property.

Step 5: View Tax Dues and Assessment

The tax detail page shows:

  • Your property details confirmed

  • Outstanding tax year by year

  • Penalty if late (typically 2% per month)

  • Total amount due

Verify the property name and address match before proceeding.

Step 6: Select the Year(s) to Pay

Select the financial years you want to pay all outstanding years typically. The portal calculates the penalty to the current date.

GP property tax amounts are typically much lower than BBMP rates, often ₹500 to ₹5,000 per year for residential properties, depending on area and construction type.

Step 7: Click "Pay Now"

Click "Pay Now." The portal redirects to the Karnataka e-payment gateway.

Select your payment method:

  • UPI: Scan QR code with any UPI app or enter UPI ID

  • Net Banking: Select your bank from the dropdown

  • Debit Card: Enter card details on the secure payment gateway

Step 8: Complete the Payment

Complete the transaction on your payment app. Do NOT close the browser window during processing.

Step 9: Download the Tax Receipt

After successful payment:

  • Click "Download Receipt" immediately

  • Save the PDF to your device and email a copy to yourself

  • Print a physical copy for your property file

The e-Swathu tax receipt contains:

  • Property PID

  • Owner name and property address

  • Gram Panchayat name

  • Financial year(s) paid

  • Amount paid (base tax + penalty if any)

  • Transaction reference number

  • Date and time

Alternative Method: Pay GP Property Tax via BSK Portal

Bapuji Seva Kendra  Another Route to the Same Payment

BSK (Bapuji Seva Kendra) property tax can be paid online through the official BSK Karnataka portal. Citizens who stay in Gram Panchayat areas can use this portal to pay BSK property tax online, check dues, and download the receipt easily. BSK property tax is a Karnataka Gram Panchayat property tax collected from rural property owners and managed digitally through the BSK portal.

Step 1: Open BSK Portal

Open bsk.karnataka.gov.in.

Step 2: Navigate to Property Tax

Click Property TaxPay Property Tax.

Step 3: Enter Property Details

Select your district, taluk, and GP. Enter your property PID or name.

Step 4: View, Select, Pay, and Download

Follow the same flow as e-Swathu view dues, select years, pay through the payment gateway, and download the receipt.

BSK vs e-Swathu for property tax: which to use?

Both connect to the same GP property tax system. Use whichever portal you can access more easily. If one has technical issues on a given day, try the other.

How to Find Your Property PID for e-Swathu?

The Number You Need Before Any Payment

Your PID (Property Identification Number) for e-Swathu is different from the SAS ID used for BBMP tax. It is an 18-digit number assigned to your property in the GP records.

  1. Log in at eswathu.karnataka.gov.in

  2. Search your property by PID
