Two Ways to Get the Receipt: Online and Offline

How the receipt is accessed depends entirely on how the original payment was made.

If the property tax was paid online through the BSK portal using a registered account, the receipt is available for download at any time from the Payment History section of the portal  PDF format, accessible for immediate PDF download upon completing the transaction.

If the payment was made offline in cash at the Gram Panchayat office or by cheque  the receipt download option on the BSK portal will not show this payment; the payment may not be available for online download. In this case, visit the respective Gram Panchayat office and request a duplicate receipt from the Panchayat Development Officer.

Step-by-Step: How to Download Gram Panchayat Property Tax Receipt Online

Method 1  Via BSK Portal Login (For Online Payments)

Step 1. Open bsk.karnataka.gov.in in Chrome or any updated browser. This is the only official BSK portal managed by the Rural Development and Panchayat Raj Department.

Step 2. Click Login on the top right of the home page. Enter your registered mobile number in the login field and click Send OTP. Enter the OTP received on your mobile and click Submit.

If you have not previously registered on BSK: click New User? Register Now and complete the registration using your name, address, and mobile number. 

Step 3. After successful login, the BSK dashboard opens. Under the Quick Links section, click Payment History.

Step 4. The Payment History page lists all property tax payments made through your registered BSK account, organised by date. Each entry shows the property details, payment date, amount, and receipt number.

Step 5. Locate the payment for which you need the receipt. Click Download Receipt or Payment Receipt against that specific entry.

Step 6. The receipt downloads as a PDF to your device. Save it immediately. The BSK portal stores all past payment receipts; you can return and re-download at any time.

Method 2: Via BSK Portal Without Login (Receipt Number Search)

Where you have the original receipt number but cannot log in to the original registered account, the BSK portal has a dedicated receipt download page.

Step 1. Go directly to bsk.karnataka.gov.in/BSK/cs/loadDownlodeReceipt, the dedicated receipt download page.

BSK Property Tax vs BBMP Property Tax  Key Distinction

This is the most common confusion. Both are property tax systems in Karnataka, but they cover different jurisdictions and use completely different portals.

BSK (Bapuji Seva Kendra) property tax applies to properties in Gram Panchayat areas, villages, peri-urban layouts, farmhouses, and rural land. The portal is bsk.karnataka.gov.in.

BBMP/GBA property tax applies to properties within BBMP/GBA city limits. The portal is bbmptax.karnataka.gov.in.
