The facility is subject to eligibility, successful verification, and technical integration, so buyers should confirm that the mutation has been completed in the revenue records.

Before April 2024, every buyer had to separately file a mutation application after registration, with a 30 to 60 day wait on top of the registration process. The auto-mutation reform eliminated this step for the most common case: a clean sale deed with one seller and one buyer.

Auto-mutation applies to: registered sale deed transactions where the transaction satisfies the eligibility criteria under the State's auto-mutation workflow

How to Apply for Land Mutation in Karnataka: Step by Step

Online Route (Bhoomi Portal)

Step 1. Open landrecords.karnataka.gov.in and log in with registered credentials.

Step 2. Navigate to the Mutation section and select "Apply for Mutation." Manual online applications are generally required only for mutation cases not covered under auto-mutation, such as inheritance, gift, partition, or court order.

Step 3. Select District, Taluk, Hobli, and Village. Enter the survey number and Hissa number.

Step 4. Fill in applicant details: new owner's name, address, Aadhaar number, and relationship to the previous owner.

Step 5. Upload all required documents in PDF format: deed, EC, RTC, tax receipt, and identity proof.

Step 6. Submit the application and note the application number generated. This number is used to track the status.

Offline Route: Form 7 at Taluk Office or Nadakacheri

The mutation application for rural properties is filed in Form 7 under the Karnataka Land Revenue Rules, 1966. Submit this form along with all supporting documents at the Nadakacheri office.

Collect Form 7 from the Taluk office or Nadakacheri, fill it in with all property and applicant details, attach two sets of photocopies of all documents, and submit at the counter. Receive an acknowledgement with the mutation application number.

How to Check Land Mutation Status Online in Karnataka

Navigate to "Mutation Status" on the Bhoomi portal. Select your District, Taluk, Hobli, Village, and enter the Survey Number. Click "Fetch Details" and then click on "Page Detail". The system will display the current status: Pending, Under Review, Accepted, or Rejected.

The four status stages and what each means:

  • Pending: application submitted and in queue for Revenue Inspector assignment

  • Under Review / RI Inspection: Revenue Inspector has been assigned and is conducting field verification
