The Greater Bengaluru Authority's Special Commissioner (Revenue), Munish Moudgil, has officially stated that the e-Khata system has established order in Bengaluru's property administration.

The Greater Bengaluru Authority has disposed of more than 99% of e-Khata applications received since the launch of the digital property record system, marking a significant milestone in the city's efforts to modernise municipal services and reduce citizen interface with local offices. According to officials, the authority has received over nine lakh e-Khata applications, of which more than 99.2% have already been processed and disposed of.

Special Commissioner Munish Moudgil said that the majority of applications are being cleared within an average time of two days from the date of submission.

Until now, an e-Khata was mandatory only for property-related transactions such as sale, purchase, or mortgage. The rule came into effect in October 2024 and already delayed new property registrations. Starting July 1, 2025, BBMP made it mandatory to submit an e-Khata to obtain building plan approvals in the city.

The GBA's e-Aasthi portal began accepting SAS Property Tax ID-based e-Khata downloads on April 25, 2026. The rollout covers approximately 13 lakh records.

If your property is among the 13 lakh records already processed  you can download your Final e-Khata immediately using your SAS ID.

Standard application process:

  1. Go to eaasthi.karnataka.gov.in or bbmpeaasthi.karnataka.gov.in

  2. Log in with your registered mobile OTP

  3. Select your GBA corporation (Central, East, West, South, or North)

  4. Search your property using SAS ID, PID, or address

  5. If Final e-Khata is available  download it directly

  6. If still at Draft  check pending actions and complete Aadhaar KYC

A Draft e-Khata means your property is mapped in the system but the process is incomplete usually because Aadhaar KYC is pending or the Revenue Officer has not yet approved it. A Draft e-Khata does NOT have a digital signature or verifiable QR code and is not accepted by banks or for building plan approvals. A Final e-Khata is the fully processed, digitally signed, officially issued certificate that is accepted for all purposes.
