1. BBMP E-Khata: Documents Required

If your property is within Bruhat Bengaluru Mahanagara Palike limits, apply through the BBMP E-Aasthi portal at bbmpeaasthi.karnataka.gov.in.

Mandatory Documents

  • Registered Sale Deed - proof of ownership. For properties registered after 1 April 2004, the system fetches this from Kaveri 2.0 automatically.

  • Encumbrance Certificate (EC) - from Kaveri 2.0. Enter the EC number on the portal and it auto-fetches the data. Needed for e-Khata involving sale or transfer.

  • Latest Property Tax Receipt - must show tax paid up to date. Use your 10-digit SAS Property Tax Application Number or New PID.

  • Aadhaar Card of owner(s) - for identity verification and e-KYC. Joint owners need Aadhaar for all co-owners.

  • 10-digit BESCOM Account Number - required to link electricity connection to the property record.

  • Passport-size photograph of owner - to be uploaded during application.

  • Recent photograph of the property - exterior photo of the building or plot.

  • Registered Deed Number - to link with the Sub-Registrar's database.

3. CMC / TMC E-Khata: Documents Required

Properties in urban areas outside Bangalore city - such as Mysuru, Mangaluru, Hubballi, Belagavi and smaller towns - fall under City Municipal Councils (CMC) or Town Municipal Councils (TMC). These ULBs (Urban Local Bodies) have their own citizen portals.

  • Registered Sale Deed or Title Deed

  • Previous Khata Certificate and Khata Extract from the concerned CMC or TMC

4. Gram Panchayat E-Khata: Documents Required

Rural properties in Karnataka under Gram Panchayat jurisdiction use the E-Swathu portal (eswathu.karnataka.gov.in) instead of BBMP E-Aasthi. Here, e-Khata is generated as Form 9 (property record) and Form 11 or 11B (building assessment).

  • Registered Sale Deed or Hakku Patra - proof of ownership of the plot

  • Form 9 - existing property record from the Gram Panchayat

  • Form 11 or Form 11B - building assessment record from the Panchayat

Yes, properties with construction deviations or layout irregularities can access a digital layout but it will be explicitly cataloged as a "B-e-Khata." Shifting to the electronic database does not regularize the property or transform a B-Khata into an A-Khata. It merely creates a digitized version of your existing municipal records for simplified tracking and tax collections. The property continues to face building and resale restrictions until official regularization policies are finalized.

The portal features a specialized data correction module to clear up manual migration mistakes. To fix errors regarding name spelling, physical site metrics or Property Identification Numbers (PID), you must upload your original registered Sale Deed, a clean Encumbrance Certificate (EC), the current property tax paid receipt and your Aadhaar card.
