Documents Required for E-Khata in Karnataka (2026 Guide)

Check the complete list of documents required for e-Khata in Karnataka. Covers BBMP, BDA, Municipal and Gram Panchayat properties with authority-wise checklists.
Quick Summary (TL; DR)
Most importantly, everything relies on who manages your property. For BBMP areas, you’ll need your registered sale deed, encumbrance certificate (EC), current property tax receipts, your Aadhaar card and your BESCOM account number. BDA, Municipal and Panchayat landowners have slightly different lists. Start by checking which authority covers your plot to avoid running around for unnecessary paperwork.
Remember, the e-Khata is Karnataka’s digital property record and if you don’t have it, you won’t be able to perform simple tasks such as register your property, get a loan or get a building plan approved. So make sure you’re collecting the right documents for the right department.

Mandatory Documents
Registered Sale Deed - proof of ownership. For properties registered after 1 April 2004, the system fetches this from Kaveri 2.0 automatically.
Encumbrance Certificate (EC) - from Kaveri 2.0. Enter the EC number on the portal and it auto-fetches the data. Needed for e-Khata involving sale or transfer.
Latest Property Tax Receipt - must show tax paid up to date. Use your 10-digit SAS Property Tax Application Number or New PID.
Aadhaar Card of owner(s) - for identity verification and e-KYC. Joint owners need Aadhaar for all co-owners.
10-digit BESCOM Account Number - required to link electricity connection to the property record.
Passport-size photograph of owner - to be uploaded during application.
Recent photograph of the property - exterior photo of the building or plot.
Registered Deed Number - to link with the Sub-Registrar's database.

Approved Building Plan - sanctioned by BBMP or relevant authority.
DC Conversion Order - if the land was converted from agricultural to non-agricultural use.

EC not uploaded or entered incorrectly on the E-Aasthi portal
Property tax not fully paid up to date
Mismatch between name on sale deed and Aadhaar card
Missing or unclear property photograph
DC Conversion Order not submitted for converted agricultural land
Wrong jurisdiction selected (BBMP vs Panchayat)
